access to the NDIS
a person’s NDIS plan
the supports included in a plan
SDA eligibility
SDA funding levels
changes to a person’s funding
the approval of a particular home for a particular person.
These decisions are made by the relevant NDIS decision-maker.
What SDA means
Specialist Disability Accommodation is housing designed for people with extreme functional impairment or very high support needs.
SDA homes may include accessible features that help make everyday life easier and allow supports to be delivered more safely or effectively.
SDA funding relates to the accommodation itself. It does not cover daily support inside the home, ordinary rent or everyday household expenses.
SDA design categories
The NDIS SDA Design Standard includes four design categories:
Improved Liveability
Fully Accessible
Robust
High Physical Support.
A property may be designed with the requirements of one or more categories in mind. A dwelling must still complete the applicable enrolment process before it can be treated as an enrolled SDA dwelling.Where a Homeward property is still being built, assessed or enrolled, we will say so clearly.
Eligibility and funding
SDA is not included in every NDIS plan.A person may need to meet specific requirements before SDA funding is included in their plan. The right SDA option will also depend on the person’s circumstances, funding, preferences and support requirements.
Information on this website does not mean that a person:
is eligible for the NDIS
is eligible for SDA funding
will receive a particular funding amount
will be approved for a particular SDA category
will be approved to live in a particular property
can move into a home immediately.
Submitting an enquiry, referral or expression of interest does not guarantee accommodation, funding approval or a particular outcome.
SDA and daily supports are different things
SDA relates to the home itself.Daily supports provided in the home, which may include Supported Independent Living (SIL) or other support arrangements, are separate.
Homeward may work with SIL providers, support coordinators, allied health professionals and other members of a person’s support team where appropriate. However, a person’s choice of accommodation should not limit their choice and control over other NDIS supports.
Where another organisation provides daily support in a Homeward property, that organisation is responsible for its own services.
